Rates

Maximum 6 guests. Price does not include Hocking County Lodging Tax of 6%, Ohio Sales Tax of 7.25%, or ReservationsOnline.com booking fee of 6%. If you have any questions or would like to know about current discounts please call us at 740.988.8589 or email us at kingsheirloomacres@gmail.com. All prices are subject to change without notice.
Minimum 2 night stay. Holidays are considered in-season weekend rates and require a minimum 3 night stay. Booked reservations that leave a 1-night opening between reservations may not be accepted &/or we may require an additional night.
Please note, linens are only provided for the number of registered guests. If you misrepresent the number of people in your group or bring more than 6 guests, you will be charged a $25.00 fee. Thank you for your honesty.

Payments

Advance payment in full is required at the time of reservation. Reservation requests more than 1 year into the future require an advance payment of at least 50% of your total at the time the reservation is made, the remaining balance is due no later than 30 days prior to your arrival date. Visa, MasterCard, Discover and American Express are accepted for your reservation.

Minimum Age

You must be 25 years of age to rent the cottage and you must also have a credit card in your name.

Children

Children of all ages are welcome, provided that the maximum occupancy is not exceeded. Children must be supervised at all times. Please do not bring craft activities that include glitter, small beads, or food coloring. As this creates a mess, stains, and extra cleaning time.

Cancellations

Due to our intimate size, any cancellation or change affects us significantly. Therefore, we adhere to the following cancellation policy.

Cancellations 45+ days prior to your arrival, will receive your advance payment refunded, less a processing fee of $50.00.
There are no refunds of any kind for cancellations less than 45 days prior to your arrival date. We do not refund for early departures or inclement weather.
Changes to the arrival or departure date will incur a $50.00 fee and are subject to our cancellation policy. Days removed from a reservation are considered cancellations and charges will apply. Heirloom Acres, LLC reserves the right to cancel a reservation at any time with the return of any prepaid fees. We guarantee your reservation; therefore, any cancellation or change must be made directly with the owners via phone 740.988.8589 or email kingsheirloomacres@gmail.com.

Confirmations

If you book via phone or if you book using our online reservation system, we will contact you by email within 48-hours to confirm your reservation.

Check-In

Check-in between 4:00pm-9:00pm, prior to your arrival we will contact you with your check-in information, including the phone number of the cottage. We cannot accommodate early check-ins. We will do our best to have the cottage ready for you at 4:00pm, but there are rare occasions when additional cleaning may be required and we ask that you wait on the front porch until cleaning is finished. There are no refunds in these situations. Unless early arrival is agreed upon by Heirloom Acres, LLC and arriving guests, in writing prior to check-in day, unauthorized early arrivals will result in a $100.00 fee per hour.

Check-Out

Check-out is no later than 11:00am. Simply clean up, place dirty towels in laundry basket, place bagged trash into outside trash bin, lock the front and back doors behind you. There is no need to contact us upon departure. Unless late check-out is agreed upon by Heirloom Acres, LLC and departing guests, in writing prior to check-out day, late check-out will result in a $100.00 fee per hour.

Driving Conditions

The country roads to and from our cottage are well maintained by the county, state and township. Our cottage has a gravel driveway that may be bumpy/slippery at times. We recommend driving an SUV or 4-Wheel Drive. We regret that we are unable to offer refunds due to inclement weather.

Occupancy

Registered guests are not permitted to have visitors. Registered guests staying may not exceed the maximum occupancy of the cottage. We do not rent our facilities for after-prom, high school graduations parties, college formal parties, and fraternity or sorority parties. All events are subject to approval by owners prior to confirmation of a reservation.

Damages

We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon check-in, please let us know right away to avoid any damages being charged to your account. Furniture may not be moved inside/outside the cottage. All bedding must stay on the bed in which it was during the walk through. A fee of $250.00 will be charged to reset the cottage.

Garbage

Please do not leave loose trash outside on decks; since there is wildlife in the area please either leave trash inside the cabin or secure bagged trash in the outside trash bin with the lid closed.

No Smoking

No smoking or vaping allowed inside the cottage or on the grounds. No candle use on property. If smoking or vaping is found in the cottage or on the grounds a $250.00 cleaning fee will be charged.

No Glass Policy

Consumption of alcoholic beverages is limited to people of legal age. No glass bottles. Illegal drug use or engaging in any other illegal activity is strictly prohibited and will result in immediate dismissal from the property without refund. If glass bottles are found broken on the premises a fee of $250.00 will be charged.

No Pets

We do not allow pets. We know you love your pets, but many people are allergic to pet dander (including us), therefore we cannot allow them, we're sorry. Violation will result in a $250.00 fee.

Amenities

Occasionally appliances, DirecTV, WiFi, wood-burning stove, hot tub, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of God or Nature” that are outside of our control will not result in a refund of any monies paid. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in damage or excessive cleaning charges.

Wood-Burning Stove

The wood-burning stove is a seasonal amenity and only available for use from September 15th through May 15th. Thank you for your understanding. No roasting of s'mores or any objects should be placed inside the wood-burning stove.

Firewood

Hocking County mandate prohibits outside firewood being brought in. Firewood is available to purchase for indoor/outdoor use.

Firearms, Fireworks, Hunting

Hunting, use of firearms, or fireworks on our property is not permitted under any circumstance.

Hot Tub

Hot tub contains shallow water, no diving allowed. No jumping from the deck into the hot tub area. This could result in death and also damage to the hot tub. Excessive cleaning fee of $100.00, if hot tub requires extra cleaning. Please shower before entering the hot tub. No body lotions, soaps, fragrances, oils, bodily excrement etc. shall be allowed in the hot tub.
All individuals, including pregnant women, and/or those under the influence of alcohol, and/or other prescription drugs shall use the hot tub at their own risk. Pregnant women, persons with diabetes, high blood pressure, sensitive skin or heart disease should not use the hot tub. Water temperature greater than 100°F is not recommended.
No drinking or eating in the hot tub.
Turn off jets and lights when exiting the hot tub, place cover on the hot tub when not in use. No sitting on the hot tub lid.
Do not use bathroom linens for the hot tub, please bring your own linens for the hot tub or use the hot tub towels we provide.

Pond

Catch and release pond. We ask that guests use barb-less hooks and no live bait. Swimming is permitted, but not recommended. You are swimming at your own risk, we are not held liable. Children must be supervised at all times.

Trails

The trails are for foot traffic only – ATV’s, UTV's and Dirt Bikes are not permitted.

Credit Card Authorization Statement

I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by “clicking” that I have read the terms and conditions of this property, I am bound by this agreement and I have signed electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include damages beyond normal wear and tear, missing items, excessive cleaning charges, etc.

Statement of Guest Responsibility

Rates, terms, and conditions are subject to change without notice.
Heirloom Acres, LLC (Boondocks Bungalow) is not responsible for any accidents, injuries or illness that occurs while on the premises, within its facilities, or from wildlife encountered on the property. Guests acknowledge that every guest is solely responsible for any accident or injury to any person while in-residence; Heirloom Acres, LLC (Boondocks Bungalow) does not accept any legal or financial responsibility. Guests, and guardians, assume all risk of injury or other loss resulting from any recreational activity and will hold Heirloom Acres, LLC (Boondocks Bungalow) harmless with respect thereto. Guests hereby agrees to indemnify and hold Heirloom Acres, LLC (Boondocks Bungalow) harmless from any and all claims, including those of third parties that arise out of, or in any way, are a result of the Guests’ use of the premises or items therein.
I have read and understand the above rules and regulations. By booking this property, I am agreeing to all terms and conditions outlined above. I am at least 25 years old and I am responsible for any and all damages that occur to the property or its contents by me or any other member of my group while I am the registered occupant of the property. I will not use firearms, fireworks, or ATVs on the property. I accept full responsibility for damages, fees, or extra cleaning charges should they be found during or after my departure.
